CANBERRA ROOFING FAQ
Roof repair questions
Clear answers to common roof repair, maintenance, cleaning and inspection questions, designed to help you prepare the right details for an enquiry.
Booking & service areas
Do you cover Canberra?
Yes. We provide roof repairs and inspections across Canberra. Send your suburb and roof concern to request an on-site assessment. We confirm the appointment separately and explain the repair plan and written quote after assessing the roof.
Which suburbs can I select?
The enquiry selector groups Canberra suburbs by district so you can choose the location that best matches your property.
Can I add photos?
Yes. You can attach one optional JPG, PNG or WebP image up to 4 MB. You can also request an assessment without a photo.
Can photos diagnose a roof remotely?
Photos help us understand the visible concern and prepare for assessment. We confirm the recommended scope after reviewing the property.
Which service should I choose?
Choose Roof Leak Repairs for water-entry signs, Tile Roof Repairs for visible tile concerns, Chimney Flashing Repairs for a chimney junction, Rebedding & Repointing for ridge lines, or Roof Inspections if unsure. You can also use /contact.
Do I need to know the exact roof problem before I contact you?
No. Describe the visible sign and select the closest pathway. The purpose of the initial enquiry is to provide context, not to require you to diagnose a roof from the ground.
Can you help if I am unsure whether the roof is tile or metal?
Yes. Tell us the location and visible issue even if you do not know the roof material. We identify the covering and inspect its condition on site, then explain the repair plan and written quote.
What affects how long a roof repair lasts?
Materials, adjoining roof condition, preparation, exposure and ongoing maintenance all affect repair performance. We explain what the proposed work addresses and record the scope in the written quote. Keep the findings and repair record for future maintenance.
Which photos and details help with a roof repair enquiry?
Include the suburb, affected room or roof area, when the issue began, whether it follows heavy rain, wind or dry weather, previous repairs and the closest service topic if known. Add roof material if known, storeys and the access contact. Safe indoor or ground-level images are optional; do not climb onto the roof to gather information. A written description is enough to request the visit, and you should include only details you are comfortable sending.
Can roof leak detection be confirmed from a photo?
Photos are optional preparation, not a complete diagnosis. We inspect the flashing, underlay and accessible roof-space details on site, trace the entry point and confirm the repair plan and written quote.
What should I prepare for a roof inspection enquiry?
Describe the visible concern, when it appeared and any particular roof area you want checked. Confirm safe access and the records included before the visit.
Can I send photos of the roof I want renovated?
Yes. Safe ground-level photos help us prepare for the assessment; we confirm the recommended scope after reviewing the property.
What should I confirm before booking roof cleaning?
Our cleaning quote identifies the included roof surfaces, cleaning method, access and drainage arrangements. Any repair work is priced separately.
What records help prepare a replacement assessment?
Share earlier inspection findings, repair scopes and known material details where available. These help prepare the assessment but do not replace checking the current roof condition.
Roof leaks
What should I note after rain?
Note drips, ceiling stains, damp patches or musty odours from a safe ground-level position. Do not access the roof yourself.
What is the safe first step?
Keep clear of wet electrical areas and observe from the ground. For immediate life or electrical danger, contact emergency services or an appropriately qualified professional.
Is a temporary patch a complete repair?
A temporary measure can limit water entry while a repair is arranged. We investigate the cause on site and explain the component repair and quote separately from temporary work.
Can a small leak be ignored?
No. Even a small leak can spread moisture beyond the visible mark. Contact us for an on-site assessment so we can investigate the cause and quote the repair work.
Can dry weather make a roof leak harder to assess?
Yes. A concern that appears only during rain may leave limited visible evidence in dry weather, so the weather conditions and timing are useful details to include in an enquiry.
Why does my roof only leak in heavy rain?
Heavy rainfall can expose roof junction or drainage concerns that are not apparent in lighter rain. Record the affected room, whether light rain leaves it dry, how long a downpour lasts before a drip starts, how long it continues and whether a gutter overflows. Include previous work at that location. We check the connected roof and water path before recommending a repair; heavy rain alone does not identify a failed part.
Why does the roof leak when rain comes from one direction?
Wind and rain direction help identify which roof edges and junctions to investigate. Record the room, timing, weather and affected side of the property. We assess flashing, roof coverings and adjoining details together before recommending a repair; a one-sided rain pattern does not identify a failed component by itself.
Can water enter away from the ceiling stain?
Yes. Water can move beneath roof coverings, along framing or across a ceiling before it becomes visible indoors, so a brown ceiling stain may be away from the entry point. Record its location, the weather pattern, changes over time and previous repairs. We compare those observations with accessible roof details and the water path; the visible mark helps us investigate but does not pinpoint the defect.
How can I tell a roof leak from condensation?
Rain timing and dry-weather moisture are clues, not a diagnosis. Condensation forms when moisture meets a cold surface; roof water entry and plumbing can need different investigations. Record rainfall, winter or dry-weather dampness, room use and when the mark changes so the appropriate assessment follows the evidence.
Will painting or coating a roof fix a leak?
Painting or coating changes the surface; it does not establish the water-entry path or replace damaged-component and junction checks. If water entry continues, provide the date of the finish work and whether the same room or a different area is affected. We investigate the current concern and explain component repairs separately from appearance or coating work.
Is adding sealant enough to fix a recurring roof leak?
Sealant may form part of a suitable repair, but a returning leak needs the material, junction, connected details and water-entry path reassessed. Tell us what was done, when, which room or roof area was affected and whether the rain conditions were the same or different. We review the earlier work and current roof condition before explaining a new repair plan and written quote. We distinguish temporary measures from component repairs rather than assume another layer of sealant will address the cause.
The roof leak is repaired. Can I paint over the ceiling stain now?
Not on the stain alone. First distinguish a remaining old mark from new moisture, then have affected ceiling materials and their drying condition assessed before lining or paint repairs. Our roofing work addresses the agreed roof defect; plasterboard, drying and decoration are separate scopes. Keep clear of sagging or wet electrical areas and report any new dripping.
Can roof flashing cause a leak?
Flashing is one of several roof junction details that may be relevant. The surrounding materials, reported water path and visible condition need to be considered together.
Tile roof repairs
What if tiles are cracked, slipped or missing?
Describe the location from a safe viewpoint and select Tile Roof Repairs. Do not climb onto the roof to inspect or move tiles.
Will a replacement tile look exactly the same as an older roof tile?
Existing tile colour and finish can vary with age and weathering, even where a similar option is available.
Can just one or two broken roof tiles be replaced?
Yes, where suitable replacement profiles are available and the surrounding roof supports a local repair. We check neighbouring tile rows, ridge, valley and flashing details, rather than only count broken pieces. Terracotta or concrete material, finish and availability affect the match; colour and weathering can differ from older tiles. Tell us if the damage followed a storm or there are water signs indoors. The quote identifies the tiles, materials, adjoining repairs, safe access and price; confirm any inspection or booking fee before the visit. A few damaged tiles do not automatically require a whole-roof renovation. Do not climb onto the roof or move tiles to investigate.
Should a cracked roof tile be repaired or replaced?
Terracotta or concrete material, damage, adjoining condition and replacement profile availability determine the recommendation; every crack cannot be assumed suitable for patching. Include previous work and any known tile details. We assess the existing roof and explain the repair or replacement scope, including available matching materials and possible colour or weathering differences. Do not climb onto the roof to test a tile or apply a patch.
Are terracotta and concrete tile repairs the same?
Terracotta and concrete tiles have different profiles, finishes and weathering. We inspect the existing tiles, confirm available replacement materials and explain the repair scope and quote.
Should I inspect a broken tile from the roof?
No. Do not climb onto a tiled roof or move tiles to obtain a closer view. A safe ground-level observation and photo are the right starting point for an enquiry.
Ridge capping & pointing
Does every crack mean all ridge caps need repointing?
No. We check cap stability, bedding, pointing and nearby tiles on site, then specify the ridge sections requiring local repair, rebedding or repointing.
What is the difference between roof rebedding and repointing?
Ridge and hip caps cover the lines where roof planes meet. Bedding is the supporting material beneath the caps; rebedding repairs that support and may involve lifting and resetting affected caps. Pointing is the exposed finish at their edges; repointing renews those joints. We check both layers, cap stability and adjoining tiles, then identify the ridge or hip sections requiring each operation. Repointing cannot remedy failed supporting bedding, and a crack or falling mortar does not mean both operations are needed across the whole roof.
Can a loose ridge cap be assessed from the ground?
Keep observations at ground level. We check cap stability and bedding on site, then explain the ridge repair plan and quote. Do not touch or walk on ridge caps.
Should I use roof leak repairs as well?
Yes, if there is also a ceiling stain or drip. Tell us about both signs so we can trace the water-entry path and check the ridge details during the same assessment.
Chimneys & flashing
What does roof flashing do, and how is a problem checked?
Flashing manages water where chimney brickwork meets the roof covering. The appropriate material or scope depends on the site and applicable requirements. We check the flashing, adjoining tiles or roofing, mortar, sealant and old patches together with the reported water path. Include wind-driven rain and whether a nearby water mark has returned after earlier work. A stain near the chimney or cracked sealant alone does not prove flashing is the cause; signs extending beyond the junction need the connected roof checked too. Chimney structure and flue work are separate scopes from the roof junction repair.
Should I use roof leak repairs or chimney flashing repairs?
Choose chimney flashing repairs when the concern is clearly at the chimney-to-roof junction. Choose roof leak repairs when the entry area is uncertain or the signs extend beyond that junction.
When is a roof inspection a better starting point?
A roof inspection can help when you cannot safely identify the relevant roof area, when more than one symptom is present or when you need a visual, non-invasive review.
Metal & Colorbond roofing
Can metal and Colorbond roof sheets be repaired?
Yes. We repair metal and Colorbond roof sheets, fixings, flashing and junctions where the existing condition supports a repair. We assess the affected area and explain the suitable repair scope and materials.
Can a leak around metal roof fixings be investigated?
Yes. Describe whether the concern is over a house, garage or attached roof area, with rain timing and previous work. A rust mark, loose-looking screw or drip gives us an area to inspect; it does not establish the cause. We assess the existing material, safe access, fixings, surrounding sheets, overlaps and flashing alongside the water signs. The quote identifies suitable component repairs rather than assuming every metal roof needs replacing.
Can a metal or Colorbond roof be repaired without replacing the whole roof?
We inspect the surrounding sheets, fixings and flashing to identify whether a targeted repair suits the roof, then confirm the repair scope and quote.
Should I tighten loose-looking roof screws myself?
No. Do not climb onto a metal roof or alter fixings from an unsafe position. Record what is visible from the ground and include it in an enquiry instead.
Is Colorbond a separate repair service from metal roof repairs?
Colorbond is a commonly used material term within metal roof enquiries. The actual sheet profile, age, surrounding details and visible condition still need to be considered before any material or repair approach is identified.
When should I choose Roof Leak Repairs instead?
Choose Roof Leak Repairs when the source area is uncertain or the main sign is an indoor water mark or drip. Choose Metal & Colorbond Roof Repairs when the concern is clearly associated with a visible metal-roof area or junction.
Inspections & property access
What does visual and non-invasive mean?
Observations are limited to what can be safely and reasonably viewed without invasive investigation, unless another scope is specifically agreed.
What limits an inspection?
Safety, weather, access and the agreed purpose can limit what is observable.
Is a roof inspection a structural or compliance certificate?
No. This pathway is not a structural engineering report, valuation or compliance certification.
When should I arrange a roof inspection?
A roof inspection is a useful starting point when you have noticed a concern but are unsure whether it relates to tiles, metal roofing, flashing, ridge capping or drainage.
What happens if weather makes an assessment unsafe?
Roof access is not attempted when conditions are unsafe. Any visit or next step is discussed with you based on safe access and the information available at the time.
Do I need to be at the property for an assessment?
Access arrangements and attendance requirements are discussed before an assessment is arranged. Let us know about gates, pets, tenants or other access considerations in your enquiry.
What does a roof inspection include?
We assess the agreed accessible roof areas and explain the findings, recommended work and any further investigation. Before booking, we agree any roof-space access, photos, written notes and fee with you. Any later repairs need a separate scope, price and approval.
Can a small roof leak be repaired during the first visit?
Tell us you want to discuss a first-visit repair when booking. A first visit does not automatically authorise repairs. Whether work can proceed depends on the findings, suitable materials, safe access, weather, scheduling and your approval of the scope and price.
Can a roof be inspected or repaired while it is raining?
We inspect two-storey roofs with access planned for the property. Include the number of storeys, access restrictions and roof-space arrangements when booking. Weather and safe access determine which areas we can inspect; a wet roof or active storm may require a change to the appointment or scope. We discuss those changes with you. Do not access a wet roof to investigate a leak yourself.
Who should arrange access and approve rental or strata roof repairs?
Nominate the owner, property manager or authorised contact, including any owners corporation review requirements. A tenant’s report starts the enquiry; the relevant property contacts establish approval and responsibility before instructing work. Agree access, required records and their recipient before booking.
There is a musty smell after rain but no visible leak. Should the roof be checked?
A roof check may be useful where the timing or location suggests rain entry, but smell alone does not confirm the source or mould type. Record the room, rain timing and any ceiling, window or floor changes. We assess relevant accessible roof details; persistent odour or concealed dampness may need a broader moisture investigation. A roofing visit is not a mould-removal or carpet-drying service.
Can I arrange a roof inspection before deciding what to repair?
Yes. You can use the findings to decide whether to request repairs or plan maintenance.
Does visual and non-invasive mean every roof issue will be found?
No. Concealed defects may need further access or investigation beyond what can safely be viewed.
Can you arrange the visit if I live interstate?
Yes. We coordinate access with your nominated contact so you can review the findings and repair quote remotely.
Can the findings be sent for an owner or owners corporation to review?
Yes. Identify the recipient and review requirements in the booking arrangements. The authorised contact reviews the repair scope before instructing work.
Repair or renovation
How do roof repair, restoration and replacement differ?
Repair targets defined defects. Restoration or renovation can combine agreed repairs, preparation, cleaning and finishes across a wider area. Replacement renews the roof covering and needs a separate scope. Compare the existing condition, previous repairs and your property goals, then ask which areas, materials and work are included and what concerns would remain. A surface refresh is not the answer to an unresolved leak; the assessment and written quote distinguish the work rather than assume every roof needs replacement.
How can I compare renovation with repairing the affected area?
We explain the defects identified, the repairs needed before finish work, the roof areas included and the limits of each option. You can compare a local repair with the materials and work added by renovation; a surface refresh does not replace repairing a leak.
Does a roof leak mean the whole roof must be replaced?
No. An on-site assessment distinguishes a repairable local defect from wider deterioration. Replacement is considered against the roof condition and your project objective, not diagnosed from a ceiling stain alone.
Can I compare replacement with restoration?
Yes. We compare the roof condition and your goals before recommending a scope. Restoration retains the existing covering with agreed repairs and finish work; replacement removes and replaces the agreed covering. We explain what each option addresses so you can compare the complete work, as well as the price.
Cleaning & gutter maintenance
Can roof cleaning help prevent blocked gutters?
We remove debris from the agreed roof and gutter areas and check the connected drainage during assessment. Roof surface cleaning and gutter clearing are different tasks; we identify the areas and method in your quote.
Why do my gutters still overflow after cleaning?
The gutter channel may be clear while an outlet or downpipe remains restricted, or the gutter may have a defect or fall problem. Keep the cleaning date, areas included and the location of the remaining overflow. We assess the accessible drainage route and explain whether the next work is further clearing, component repair or a separately scoped investigation.
Does gutter maintenance include a blocked underground stormwater pipe?
We identify the gutter runs, outlets and downpipes included in your maintenance quote and where that work ends. A blocked underground stormwater pipe needs a separate investigation by the appropriate specialist. Tell us if water backs up from a ground-level drain or below-ground connection; that work is not automatically included in our roof or gutter quote.
Does one roof cleaning method suit tiles and Colorbond?
No. Loose debris clearance, surface washing and removal of attached growth need different approaches. Monier advises against pressure washers on its tiles; COLORBOND guidance describes gentle, non-abrasive care. We choose the method after assessing the existing material and finish.
Should overflowing gutters be cleaned or repaired?
Debris, outlets, downpipes, gutter fall, joints and roof runoff all need consideration; overflow does not automatically mean a blocked downpipe. Clearing removes build-up, while repairs address leaking joints or damaged, sagging sections and connections. Both can be needed. Describe where water appears in heavy rain and whether it reaches the eaves or indoors. We distinguish clearing and component repairs in the assessment and quote, with connected roof checks for indoor water signs.
Can roof cleaning fix a roof leak?
No. Cleaning removes surface build-up; a leak needs the water-entry path investigated and any defective components assessed for repair.
Should I pressure-clean a roof myself?
Do not climb onto a roof or use cleaning equipment from an unsafe position. Record what is visible from the ground and describe it in an enquiry.
Does gutter overflow always mean a downpipe is blocked?
Debris, outlet condition, gutter fall, roof runoff and other drainage details can all be relevant.
Should I clear a high gutter from a ladder myself?
Do not use a ladder or roof access beyond a safe and appropriate position. Record the visible overflow or debris area and include it in an enquiry.
Do overflowing gutters always need repairs?
No. We check debris, outlets, downpipes and gutter condition together, then distinguish the clearing required from damaged components that need repair.
Can a leaking gutter joint be assessed without replacing the whole run?
We assess the joint and surrounding condition, then explain whether a local component repair suits the affected area. The quote identifies the work recommended rather than assuming every gutter needs replacement.
Costs & quotes
Is an inspection or quote free?
Before booking, we explain any inspection or booking fee that applies to your property and the proposed visit. Any repair cost is confirmed after assessment and before work is arranged.
How much does roof repair cost in Canberra?
Compare the roof areas, components, preparation, materials, safe access and exclusions included in each quote, alongside the condition, weather and any further investigation. A local repair and wider maintenance are different scopes. Before arranging a visit, we explain any inspection or booking fee that applies; repair pricing follows assessment and is agreed before work begins. Outside normal working hours an additional urgent-service fee applies, determined in the on-site quote.
What should I look for in a written roof repair quote?
Check the findings, named roof areas and components, preparation, materials, access, exclusions and total price. Ask about waste removal, tax treatment, payment arrangements, completion checks and any proposed further investigation rather than assume each item is included. Keep those details with the scope you approve before repairs begin.
What roof-leak records should I keep for an insurance enquiry?
Keep dated safe photos, the affected rooms, weather and symptom timeline, previous maintenance invoices, inspection findings and itemised repair quotations. Ask your insurer what it needs and what repair authorisation applies before committing to non-urgent work. We can discuss the roofing records agreed for your visit; we do not decide cover, claim acceptance or payment.
What information helps with a metal or Colorbond roof quote?
Include the roof material if known, where the concern appears, when it occurs and previous repairs. Ask which sheets, fasteners or junctions are included in the recommended work and what further assessment may be needed.
What should a gutter and downpipe maintenance quote include?
Our maintenance quote identifies the gutter runs, outlets and downpipes to be cleared and the access arrangements. We price any component repairs separately. Include indoor water signs so we can also assess connected roof concerns.
What information helps with a gutter repair quote?
Include the affected side of the property, rain timing, visible joint or section damage and any indoor water signs. We identify the components and access included in the quote and state any separately priced clearing or further investigation.
What are your normal hours and after-hours charges?
See the working hours and urgent enquiries section for our normal hours and the additional after-hours fee. The fee amount is determined in the on-site quote.
What should a roof replacement quote include?
Our replacement quote sets out the roof areas, materials and agreed work. We identify the arrangements for removal and disposal, flashings, connected drainage, access and weather protection, and state any excluded or separately priced items. We explain how additional defects, approvals and specialist work will be handled before you approve the scope.
Timing, storms & urgent help
How quickly will someone respond?
Call or send us your suburb and roof concern to request an assessment. We confirm the appointment separately, taking weather, safe access and the work required into account.
What should I do after storm or hail roof damage?
Keep clear of damaged areas and wet electrical fittings. Contact emergency services for immediate danger. For roof damage, contact Ellis to arrange a safe on-site assessment and repair quote; contact your insurer separately about any claim.
Should I wait for an enquiry reply if there is immediate danger?
No. For a life-threatening emergency call 000. ACTSES handles storm and flood emergency assistance on 132 500. These are emergency-service contacts, not Ellis booking numbers.
What should I confirm before an after-hours urgent visit?
Confirm the appointment, access contact and quoted charges with us, including any additional urgent-service fee outside normal working hours.
Prepare for a roof assessment in your area
